Using Minimalism to Sell Your Home

The most obvious place to start in your minimalist journey is with your personal belongings; consider all the clothes you have, all the toys that your children have, and all the knickknacks and such sitting around in your home. The more clutter that your house has, the smaller it looks. If your home has a lot of visual clutter in it, it will also look like there isn’t enough space to put things away; a home that doesn’t look like it has enough storage in it isn’t much of a draw to buyers.
To cut down on the amount of personal stuff in your home, it’s best to deal with each room one by one. Store away any extra or seasonal toys, decorations, or clothing that is visible. Give away things that you don’t need and pre-pack items that you want to keep and put them in storage. You don’t need to keep your holiday decorations stored in your house unless the holiday in question is imminent. If you’re looking to sell your house in the winter, pack away all of your summer equipment, camping things, and summer clothes and put them in storage.
Next, look at the decorating that you have in your home. Pack away collections and family photos to expose more open space in your living areas. Take down at least half of the things that you have hanging on the walls and pack them away; make sure that you fill any holes left by nails after you take things down. If you have wall paper on the walls in your home consider removing it; wall paper is a very personal preference and many people don’t like it. To a prospective buyer, wallpaper often is just something that they look at as something that will need to be removed if they buy the home.
The last thing that you need to minimalize is the amount of furniture in your home. For day to day living, we often have more furniture in our homes than looks good for comfort reasons. When you’re selling your home it’s best to have the room only partially full of furniture so that the room looks more spacious. It’s usually a good idea to remove at least one piece of furniture from each room to make extra space.
The whole idea behind minimalizing the amount of stuff in your home before you put it on the market is so that your home has a more “showroom” feel to it. A minimalist home can have a less personal feel to it, letting prospective buyers imagine themselves as residents more easily and showing off the features of the home instead of just all of your belongings.

Decluttering Your Home Before You Put It on the Market

The less amount of stuff you have in your home, the easier it will be for you to make repairs to your home and the easier it will be for you to pack and stage your home.
The best way to declutter your home and get things organized is to go about the project in a systematic way; divide up the work by room so that you have one area to work on at a time to avoid the project overwhelming you. Plan a half-day at a time to devote to organizing your home so that you aren’t swamped with work.
In each room you will need to haul out all of your stuff and decide what parts are necessary and which are only taking up valuable space. You will want to keep everything that is necessary, practical, and meaningful. Consider selling or giving away anything that you have that just sits in a box in storage; if it’s meaningful then display it. If you have items that have sentimental value that don’t lend themselves well to display, like baby items, then allow yourself to keep one box of the most treasured items.
For the kitchen, it’s a good idea to take everything out of the cupboards and throw anything away that’s passed its best before date; also throw away anything that you don’t remember buying. Go through all your storage containers and get rid of anything that is missing a lid. Also toss out any gadgets that you don’t use; most of us have a varied collection of kitchen gadgets that just take up space in a drawer.
While you sort through your belongings, take the time to pack away any seasonal items that you won’t reasonably need while you’re home is on the market. The less stuff that you have stored in boxes in your home, the bigger your storage areas will look.
Remember that the less stuff there is in your home when you start painting and staging it, the less hassle there will be in working around it and the cleaner and more spacious your home will appear and feel to be. Probably the best result of this pre-cleaning and organizing of your possessions though is that once your home sells, there will be less packing time and costs to endure when you move. Declutter Your DFW Home for Sale

Our homes are full of things that are unnecessary. We will have many things that we want to keep but are unnecessary. No one’s home is enough to place all the things one wants to. Neither is yours or mine. So, we should declutter our homes to ensure that it is organized. Not only does it make our home organized, it will also bring buyers and bring in more offers on your home.

Your kids rooms will be the rooms that will need to be decluttered the most. There will be many toys, books, games etc. that can be thrown away. Children tend to keep many things they don’t need much more than we do. So, we should help them with organizing their things frequently.
Your bathroom chests are next. If you have medicines that have been there for a while, throw them away. Make sure that you don’t keep things that you want in your bathroom. Medicines might need to be thrown away because they are sometimes kept well past their expiry date. Don’t keep linens or towels that you don’t use.
Whatever you don’t need in your home, you can be donate to organizations, such as United Way that help people in need. By doing this, you will not only declutter your home but also make a donation that will be useful to others. Repainting to Sell Your Home
December 15th, 2009 by adminWhen you’ve lived in a house for a while you tend to truly make that space your own. You have likely decorated your home in such a way that it works with your furnishing and reflects your personal taste. Unfortunately, as fabulous as those tastes are, prospective buyers are likely to not share them.
It is easy, on a weekly basis, to search the internet for new “home for sale” postings that show just how dissimilar some peoples’ taste in decorating can be to your own. Ever consider living in a home decorated exclusively in red and orange velour? Well, someone has and I’ve seen the photo evidence. Most people would balk at that kind of decorating, even in the era that particular home was decorated in; someone at the time thought it was a fabulous idea though.
In general, if you have sponge painting, faux finishes, wall paper, murals, or colored paint on your walls, you will need to remove it or paint over it. There are of course some exceptions to this but not many. I’ve seen bathrooms done in a very subtle parchment finish on the walls that looked beautiful and very unobtrusive; even more importantly, the finish on the walls worked with the fixtures in the room which wouldn’t likely be changed because it was in a bathroom.
Wallpaper is one of the worst offenders of bad decorating left for potential buyers. Not only is it almost guaranteed to not work with their style and furnishing, but it’s also a pain in the proverbial butt to remove or paint over. Buyers are factoring in things like how much extra work they’d have to do if they bought your house and wallpaper is almost always something they’re going to want gone when they move in.
Faux finishes are another thing that homeowners add to their walls that often makes buyers cringe with dismay. While a scarlet faux-leather finish in your dining room might look stunning with your dining suite it’s very unlikely that anyone else’s dining room furnishings will look anything less than utterly surreal in that space. It is generally the case that a faux finish is added to a room to complete a particular look that you have designed to go with your furniture … furniture that other people will not have!
Sponge painting is another monstrosity for buyers to have to deal with. Sponge painting hit its height of popularity during the 1980s and 90s but seems to be resisting dying off completely. The main problem with it is, like faux finishes, that the color schemes are almost exclusively some combination that wouldn’t go with anyone else’s furniture. However, the secondary issue with this finish is that it leaves a texture of dried paint that is hard to cover up.
Finally, the last issue that I have seen time and time again in homes for sale is the incidence of children’s rooms painted with bright candy colored murals in them. While a mural is fun for a child, not everyone buying a house has a child and if they do, it’s entirely likely that it’s not the same age or gender as the one that you have. If you’re really into wall murals there are some great wall stickers out there that are mural size but are completely removable (and reusable).
When you’re putting your home up for sale, take the time to remove the wallpaper and paint your walls a neutral color. To paint over a faux finish, murals or sponge painted walls you need to sand it smooth, prime it, and then repaint. The less YOU a house is, the more easily other people can see themselves living in that space.

Is Your Agent Pressuring You?

Your real estate agent also will share your enthusiasm for this time. However, if your real estate agent is pressuring you, home hunting can become really uncomfortable.
Now, not every urging your real estate agent makes is going to be unreasonable pressure. If you’re operating on a previously discussed timeframe, your agent can be forgiven for reminding you that you are getting close to the deadline. Likewise, your agent’s job is to evaluate your home needs and guide you to homes that will meet them, despite attractions that make other homes seem more appealing. Your agent should be approachable about everything involving a home tour and purchase.
Signs of a pressuring real estate agent can be subtle or something that you have previously taken little notice of. They can be as fleeting as a tone of voice or as overt as, “You’re being stupid! - The agent avoids sitting down and explaining things to you, talks to you if you are stupid or otherwise belittles your questions and opinions.
Don’t put up with a pressuring or bullying real estate agent. If it’s minor, explain that you are not interested in buying until you’re completely comfortable. If the agent doesn’t listen, it’s time to take more serious steps. If you have signed a contract, asked to be released from it. If the agent doesn’t release you, contact their broker and explain the situation. Don’t put up with pressure; this is the biggest purchase of your life and you should be given some space when making your decision to purchase (or not!).

Maintenance includes the upkeep of parts of your house like gutters and furnace, ensuring that those parts work. Cleaning covers more of the day to day vacuuming, shampooing, scrubbing, etc.
Many pictures posted online of homes for sale give the impression that no one ever cleans them. Pictures showing excessive clutter or messy bedrooms imply that the owners don’t care enough about their home to pick up after themselves. Even worse, some homes are in this condition when prospective buyers come to look at them. Dirty smudged walls, animal hair in the corners, and grease build up in the kitchen can all make a home look older than it really is.
Lack of maintenance is an even worse offense than lack of cleaning however. Tenants who don’t clean a home might cause damage that requires fixes such as repainting or re-flooring but a lack of maintenance can result in major appliances needing replacement or worse. Homes can end of with some serious mould problems due to leaky roofs or poorly maintained gutters. Issues like this can contribute to health problems and odours in the home and be very costly to fix if left too long.
When buyers walk through a house that hasn’t been well cleaned or maintained it immediately turns them off buying a property in many cases. Any areas that haven’t been well maintained are liable to come to light during a home inspection, so don’t think that you’re saving any money by not doing the maintenance. At the very least, the offers that you do receive will be significantly lower than if the house was tidy and clean.
